Not every amenity is created equal. Some upgrades genuinely move your revenue. Others — the ones owners spend the most money chasing — turn out to be baseline expectations that guests notice only when they’re missing, not when they’re there. Here’s what the data actually says.
1. Hot Tubs: The Single Highest-ROI Amenity in This Market
This one is almost tailor-made for the Smokies. Gatlinburg-area cabins with a hot tub have shown roughly $45,745 in annual revenue versus about $20,702 without one — a 121% lift — with a typical payback period of just 2–6 months on a $3,000–$8,000 installation (AirROI). If your cabin doesn’t have one and the lot allows it, this is usually the first amenity worth evaluating.
2. Fire Pits: Cheap, Fast, and Surprisingly Effective
A fire pit is associated with roughly a 5.1% increase in average daily rate, for a $300–$2,000 investment with a payback window of just 1–4 months (AirROI). For Smoky Mountain cabins specifically, it also fits the exact experience guests are booking a mountain cabin for in the first place.
3. Being Genuinely Pet-Friendly
Allowing pets has shown roughly a 20% revenue premium in comparable markets, translating to real dollars — around $6,446 in annual lift in one Nashville analysis — for minimal cost, often under $500 in setup (AirROI). It’s one of the fastest amenity paybacks available, and it opens your cabin to a meaningfully larger slice of travelers.
4. EV Charging, Where It Applies
Less relevant for every cabin, but in markets where it’s been tracked, EV charger availability correlates with a substantial revenue premium for a relatively small $1,500–$3,500 installation cost, sometimes offset further by rebates (AirROI). Worth a look if your cabin draws a demographic likely to be driving an EV up the mountain.
5–7. The Amenities That Don’t Move Revenue — But Punish You for Skipping Them
WiFi, air conditioning and heating, and parking show essentially no measurable revenue premium in the data — because they’re baseline expectations, not differentiators (AirROI). That doesn’t mean they’re optional. It means spending to upgrade them past “adequate” usually isn’t where your next dollar of amenity investment should go — getting them right just keeps you from losing bookings, rather than winning new ones.
THE MISTAKE THIS DATA EXPOSES
Owners often spend their amenity budget backwards — upgrading the things guests expect as standard (faster WiFi, a bigger TV) while skipping the things that actually move bookings and rate (a hot tub, a fire pit, a real pet policy). The amenities with the strongest ROI usually aren’t the ones that feel most urgent to fix.
8. Pools, With a Big Market Caveat
Pools show strong premiums in warm-climate markets — up to 94% revenue lift in some desert markets — but the installation cost ($25,000–$60,000) and payback window (2–5 years) are both much longer, and a pool makes far less sense for a Smoky Mountain cabin’s climate and season than a hot tub does (AirROI).
9. The Amenities That Are Really About Trust, Not Novelty
Quality bedding, a genuinely stocked kitchen, and enough bath towels per guest don’t show up in most “top amenities” lists because they’re not flashy — but they’re the difference between a 4-star and a 5-star review far more often than a game room is. These aren’t optional add-ons. They’re the floor everything else sits on top of.
10. Whatever Makes Your Specific Cabin Different
Beyond the universal high-ROI items above, the amenity that actually sets your listing apart is usually specific to your cabin and its setting — a mountain view deck, proximity to a particular trailhead, a game room built around your group size. Generic amenity advice can only take you so far; the last mile is knowing what your specific cabin has that the competing listing three doors down doesn’t.
