For owners who self-manage
Everything we do for the cabins we manage, written down so you can run yours yourself. Six parts, forty-eight chapters and twelve printable checklists, written to be worked through with your own listing open in the next tab.
Most cabins that sit empty aren’t bad cabins. They’re good cabins with a weak cover photo, a title nobody searches for, and a few unchecked boxes that keep them out of the results.
We manage short-term rentals in the Smoky Mountains. Over the years we’ve seen the same handful of problems again and again, and we’ve watched what changes when they get fixed: more clicks on the same listing, fewer questions before booking, and reviews that mention the things you meant guests to notice.
This guide is that playbook, in order — six parts, forty-eight chapters and twelve printable checklists.
See it before you buy
Seventy-three pages, six parts, forty-eight chapters and twelve printable checklists — laid out to be read on a phone with your own listing open in the next tab. Here is what the pages actually look like.

01Photos That Get the Click
Guests decide in about a second and a half of scrolling. This part covers the cover photo checklist, the exact photo order that works, a room-by-room shot list, staging for the camera, captions that sell rather than label, the nine photo mistakes that cost bookings, the seasonal refresh, and whether to hire a photographer or shoot it yourself.
02The Listing Itself
Title formulas that fit in 50 characters, a description framework paragraph by paragraph, The Space and Guest Access sections, house rules that protect you without scaring guests, the amenity checklist covering every box guests filter by, how to set up rooms and beds correctly, and fifteen common listing mistakes.
03Design and Setup
How to make a cabin feel premium: bedroom setup bed by bed, what linens and towels to buy and how many, a kitchen stocking checklist, the coffee station, the bathroom and toiletry standard, living rooms and game rooms, decks and hot tubs and fire pits, and the safety items that also win bookings.
04Guest Experience
The eight-touch message sequence with copy-and-paste templates, check-in that runs without you, a welcome book that answers 90% of questions, the small touches guests mention in reviews, what to do when something goes wrong, and how to ask for the review and actually get it.
05Operations and Systems
The part that decides whether you own a cabin or a second job. An honest comparison of Hospitable, Hostaway and Guesty, what a management platform actually connects and what breaks without it, the eight automated messages and the rules that make automation safe, what AI messaging should and shouldn’t handle, putting cleaners and vendors on one calendar, the turnover timeline, par levels, and what to do when a turnover goes sideways.
06Twelve Printable Checklists
The working versions of everything in the guide. Print them, clip them to a binder, and hand them to whoever does the work.
This isn’t a list of tips. The photo chapter gives you the shot order by position and what each frame has to prove. The operations chapter gives you the eight messages and when each one fires. The turnover inspection is written to be printed and carried by a cleaner.
THE 80/20, STRAIGHT FROM THE GUIDE
If you only do three things: replace the cover photo, rewrite the title, and check every amenity box you actually have. Those three cost nothing and change how many people ever see the rest.
If you want someone to look at your specific listing and tell you what to change, this isn’t that. And if you’d rather hand the whole thing over, we do full-service management. The Blueprint is for doing it yourself.
It’s written from managing cabins in the Smoky Mountains, and the seasonal and maintenance sections reflect that — leaf season, winterizing, hot tubs. The photo, listing, guest experience and systems chapters apply to any short-term rental.
Most of Parts 1 and 2 is fixable in an afternoon, for free, on a listing that’s already live. That’s the part most owners see results from first.
You’ll get a download link on the confirmation screen and a copy by email, so you have it permanently.
It’s a digital download, so all sales are final. The full contents are listed above so you know exactly what you’re getting before you buy.
Everything we’d tell a new owner on day one, in order, for less than one night’s cleaning fee.
