What a Property Manager Actually Does for 15%

Fifteen percent sounds like a lot until you see what full-service management actually replaces, and it sounds like nothing once you’ve tried to do all of it yourself during a busy holiday week. Owners comparing management companies almost always start with the number on the header of the pricing page. That’s the wrong place to start.

The Real Range, and Why 15% Is Already on the Low Side

Across the short-term rental industry, full-service management runs anywhere from 15% to 40% of rental revenue depending on the market and what’s bundled in — luxury and resort markets often see 25–40%, while a standard full-service package in most markets lands between 18% and 25% (Awning). A 2025 AirDNA industry report puts the broader commission range at 15–30%, with flat monthly and per-booking models as alternatives (Hostfully). A 15% rate sitting at the floor of that range is worth asking about directly — not because low is bad, but because the number alone doesn’t tell you what’s inside it.

What the Percentage Is Supposed to Cover

Industry-standard full-service management typically includes listing creation and optimization across every booking channel, dynamic pricing and revenue management, guest messaging and support, calendar sync so you never get double-booked, payment processing and owner statements, and review management (Awning). That’s the operational core — the day-to-day work that turns a cabin into a running business rather than a listing that occasionally books itself.

The Part Almost Nobody Asks About

Cleaning labor, deep cleaning, and maintenance repairs are frequently billed separately from the management percentage, even at reputable companies — they’re “coordinated” under the fee, but the actual work and materials are passed through as their own line item (Hostfully). Two companies both quoting “15%” can end up costing an owner very different amounts once you add up what’s outside that number.

Where the Fee Actually Earns Its Keep

The math that matters isn’t the percentage in isolation — it’s what a manager’s pricing strategy, listing quality, and channel distribution do to your top-line revenue before the fee is even taken out. A property that’s poorly priced, thinly listed on one channel, and photographed five years ago can be leaving 20–30% of achievable revenue on the table before a single dollar of management fee enters the conversation. A management fee that pushes your gross revenue up more than it costs is not really a cost at all.

That’s also exactly why comparing two companies by their headline percentage alone is close to meaningless. A 25% fee on a well-optimized, actively-priced listing can net you more than an 18% fee on a listing nobody is actively managing.

WHAT WE SEE MOST OFTEN

Owners who’ve been burned by a management company usually weren’t burned by the percentage — they were burned by vague answers to “what exactly happens for that fee.” Ask any prospective manager to walk through, line by line, what’s included versus billed separately: turnover cleaning, deep cleaning, maintenance dispatch, pricing adjustments, guest-message response time, and how often they actually check on the property in person. If the answer is vague, that’s the finding.

Self-Managing Doesn’t Make the Work Disappear

It’s worth being honest about the alternative. Self-managing a Smoky Mountain cabin means you personally become the guest messaging team, the pricing analyst, the cleaner-scheduler, and the emergency maintenance dispatcher — usually while living somewhere else. That’s not a criticism of self-management; plenty of owners do it well. It’s a reminder that the 15–25% isn’t paying for nothing. It’s paying someone else to be all four of those roles, on call, every day the cabin is bookable.

Smoky Mountain Cabins Have Their Own Wrinkles

Generic STR management advice doesn’t always translate cleanly to Gatlinburg, Pigeon Forge, Sevierville, and Cosby. Cabins here tend to run larger than the national average — multi-bedroom, game-room, hot-tub properties built for group trips — which means turnover complexity, amenity upkeep, and guest-message volume per booking are all higher than a studio condo in a beach market. A management company quoting a flat national-average percentage without adjusting for that reality may be underpricing the actual workload, which tends to show up later as slower response times or deferred maintenance rather than as a lower bill.

Seasonality here is also sharper than most markets: a company that’s genuinely earning 15–25% needs to be actively repricing through leaf season, holiday weeks, and the January–March shoulder slump — not running the same nightly rate year-round and calling it “dynamic pricing.”

A Few Questions That Separate Real Management From a Listing Service

  • Do they physically inspect the property between guests, or only rely on cleaner photos and guest reviews to catch problems?
  • What’s their actual guest-message response time, in writing — not “fast,” a number?
  • How is pricing adjusted: a human reviewing the calendar weekly, or software running unmonitored?
  • Who handles a 2am maintenance emergency, and is that included or billed as an add-on trip charge?
  • Can they show a real owner statement from a comparable property, not a sample template?

How to Actually Evaluate a Management Quote

Rather than comparing percentages side by side, ask each company for the same three things: a sample owner statement showing exactly what gets deducted and when, their average response time to guest messages, and how pricing decisions get made week to week versus set once and left alone. The answers tell you far more than the number on the homepage.

If you’d rather just talk through what full management would actually look like for your specific cabin — what’s included, what a realistic revenue lift looks like, and how it compares to what you’re doing now — that’s exactly the conversation our free consult is for.
