Self-Manage or Hire a Property Manager? The Real Trade-Offs

There’s no universally right answer to self-manage versus hire a property manager — there’s a right answer for your specific situation, and it usually comes down to three things: how much time you actually have, how far you live from the cabin, and how much the difference in revenue and fees nets out to once you’re honest about both sides.

The Time Commitment Is Bigger Than Most New Owners Expect

Self-managing a short-term rental typically runs 14–21 hours a week once it’s up and running: roughly 8–10 hours on marketing and listing management, 3–5 hours on guest communication, 2–4 hours on maintenance coordination, and 1–2 hours on compliance and tax matters (The STR Hosts). That’s before counting the roughly 40 hours of upfront setup work to get a new cabin listing-ready in the first place. For an owner with one property and time to spare, that’s manageable. For an owner with a full-time job, multiple properties, or a cabin they don’t live near, it adds up to a second part-time job they didn’t sign up for.

The Fee Math Isn’t as Simple as It Looks

Self-management eliminates the management fee entirely, which typically runs 20–30% of rental income in the broader market (Awning). That’s real money kept. But professional managers often increase occupancy and revenue through dynamic pricing and active listing optimization enough to offset some or all of that fee — which means the honest comparison isn’t “20% fee versus 0% fee,” it’s “what do I actually net after fees on each side.” An owner whose self-managed listing is underpriced or thinly marketed can net less than they would with a manager taking a cut off a better-optimized listing.

Where Self-Management Genuinely Makes Sense

Self-management tends to work well when you own one or two properties, live close enough to handle things in person, have real time to dedicate to it, and actually want the hands-on involvement and direct guest relationships that come with it (Awning). Some owners genuinely enjoy this work and are good at it. If that’s you, there’s no reason to hand it off just because it’s an option.

Where Professional Management Tends to Win

The case for hiring out gets stronger fast when you have a full-time job or other major commitments competing for your time, live remotely from the property, own multiple cabins, or are uncertain about pricing strategy and legal compliance in a market as regulation-heavy as the Smokies (Awning). Self-management is effectively a 24/7 on-call job — a maintenance issue or a guest problem doesn’t wait for business hours, and there’s no version of self-management where you’re never reachable.

THE QUESTION WORTH ASKING YOURSELF HONESTLY

Not “can I technically do this myself” — almost anyone can, with enough hours. The real question is whether the 14–21 hours a week is time you actually have available, or time you’re currently taking from something else. A lot of owners self-manage successfully for the first year and then quietly burn out once the novelty wears off and the 2am maintenance call becomes routine instead of a story.

Smoky Mountain Cabins Add Their Own Wrinkle

Gatlinburg, Pigeon Forge, Sevierville, and Cosby cabins tend to run bigger than the national-average listing — multiple bedrooms, hot tubs, game rooms, larger guest groups — which pushes both the time commitment and the compliance complexity higher than a typical single-property self-management scenario. A larger cabin means more turnover complexity, more amenity upkeep, and higher guest-message volume per booking. Permitting across county and city jurisdictions here is also genuinely more involved than in most markets, which is part of why the “uncertain about legal compliance” factor above carries extra weight for cabins in this specific area.

Out-of-State Owners Face a Different Math Entirely

A meaningful share of Smoky Mountain cabin owners don’t live anywhere near their property — it’s a second home, an investment, or both, managed from hundreds of miles away. Remote ownership strips out one of the biggest arguments for self-management: being able to handle a maintenance issue in person on short notice. A pipe bursts or a hot tub stops working at 9pm on a Friday, and a remote owner is coordinating a fix by phone with no ability to walk over and look at it themselves. That gap is exactly what local, hands-on management is built to close.

It Doesn’t Have to Be All-or-Nothing

Plenty of owners land somewhere in between: self-managing guest communication and the parts they enjoy while outsourcing cleaning, maintenance coordination, or pricing strategy specifically. That’s a legitimate middle path, not a failure to commit to one side or the other — and it’s worth knowing which specific tasks are actually eating your time before deciding what, if anything, to hand off.

Getting a Clear-Eyed Read on Your Specific Situation

The right answer depends on your cabin, your schedule, and your numbers — not on a generic rule of thumb. If you want to talk through what full management would actually look like for your specific property, including a realistic comparison of what you’d net either way, that’s exactly the conversation our free consult is for.
