Airbnb Host Checklist: Everything Guests Expect

“Clean and comfortable” isn’t a guest expectation anymore — it’s the floor. What separates a 5-star stay from an average one is everything guests expect but rarely mention until it’s missing. Here’s what that actually covers, by category.

Sleep Quality Is Non-Negotiable

Guests expect three full sheet sets per bed at hotel-grade thread count, two pillows per sleeping position, a waterproof mattress protector, and a duvet with a washable insert (Awning). This is one of the fastest categories to get flagged in reviews, because guests notice bedding quality within the first hour of arrival, before they’ve even unpacked.

Bathroom Basics, at Hotel Standard

Three sets of bath towels, hand towels, and washcloths per guest, in white hotel-grade quality, plus wall-mounted or clearly provided shampoo, conditioner, and body wash, and a minimum of four rolls of toilet paper per bathroom per turnover (Awning). Running short mid-stay reads worse to a guest than never having stocked it generously in the first place.

A Kitchen That Can Actually Feed a Group

A real cookware set with frying pans, saucepans, and a stockpot; dishes and silverware for maximum occupancy plus extras; a quality coffee maker with starter supplies; sharp knives; and the small appliances guests reach for without thinking — a toaster, blender, can opener, corkscrew (Awning). For a Smoky Mountain cabin hosting multi-family groups over several nights, an underequipped kitchen shows up in reviews fast, because groups cook far more than a typical short city stay.

Safety Items Guests Expect — and Regulators Require

A smoke detector in every bedroom and hallway, a carbon monoxide detector, a fire extinguisher, a keyless smart lock, and disclosed exterior security cameras with posted emergency contact information (Awning). In the Smokies specifically, several of these overlap directly with your STR permit inspection requirements — so getting this category right serves two purposes at once.

Connectivity That Actually Holds Up

Guests now expect a minimum of roughly 100 Mbps WiFi with credentials posted somewhere obvious, a smart TV with streaming access, USB charging stations in bedrooms, and often a Bluetooth speaker (Awning). This category rarely earns you a great review on its own, but falling short of it reliably earns a bad one.

THE PART OF THE CHECKLIST THAT’S EASY TO SKIP

Basic cleaning supplies for guest use — paper towels, dish soap, a sponge, trash bags, and an all-purpose cleaner for minor spills — get left off more often than any other item on this list, because they feel too small to matter. Guests notice their absence within the first spill or the first dish they wash.

What This Checklist Doesn’t Cover

Stocking the right items is table stakes. What actually turns a well-stocked cabin into a 5-star stay is the layer above it — how quickly you respond to a guest’s message, how clearly your house rules are communicated before arrival, and how smoothly check-in actually goes. A perfectly stocked cabin with a slow, confusing guest communication process still collects mediocre reviews.

Guest Communication Is Its Own Checklist

Response time, pre-arrival information, mid-stay check-ins, and how you handle a problem when one comes up are all things guests weigh just as heavily as the physical space — and they’re the category most self-managing owners underinvest in relative to how much it affects reviews.

We put together the exact guest communication checklist and message templates we use across our own managed cabins — what to send, when, and how to handle the messages that actually determine whether a stay earns 5 stars. It’s free.
